Terms & Conditions

We at Northumberland Nook want your stay to be as comfortable and seamless as possible from booking to departing, so we ask that you please read and accept our terms and conditions. 

When booking with Northumberland Nook Ltd, you (also referred to as guest(s), you, yours & your) are entering a legally binding contract with us (also referred to as we, owner, us & ours), which is subject to these Terms & Conditions. It is your responsibility to make all the members of the holiday party aware of our Terms & Conditions.

These conditions set out the basis of the guests’ contract with Northumberland Nook Ltd. The contract becomes effective on payment from the guest.

Payment

The full balance of your stay is due at the point of booking unless arranged otherwise with us. The booking is taken on a provisional basis until all funds have been paid in full and show in our bank account. The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time with prior notice.

We have a 24 hour cooling off period where the guest can cancel free of charge within 24 hours of making the booking, please contact us in writing by email to hello@northumberlandnook.com.

Booking and Cancellation

Booking requests and payment can only be made online on our website www.northumberlandnook.com

Requested bookings are all subject to availability, once a booking has been requested it will only become a contract once the booking has been confirmed by Northumberland Nook Ltd and the full payment has been received.

You must check the Booking Confirmation and notify us of any errors immediately. You must be over 18 years of age at the time of booking, and have the authority & responsibility to accept all the conditions on behalf of all other party members. We reserve the right to refuse a booking and be under no other liability.

Once a booking is confirmed the guest is responsible for the total cost of the booking as shown on the invoice issued at the time of booking. We therefore highly recommend that you take out holiday cancellation insurance that provides cover for changes in health, financial, personal and other reasons that may affect your ability or desire to fulfill your contractual requirements.

If we are notified of a cancellation, at any time up to three months prior to your confirmed stay, we will refund the full cost of your booking, minus a £75.00 administration fee.

If we are notified of a cancellation, between 3 months and 6 weeks prior to your stay, we will refund 50% of the full cost of your booking minus a £75.00 handling fee regardless if the hut is/is not re-let.

For cancellations between 6 weeks and up to and including the date of your booking, you will be responsible for the full cost of your booking and will forfeit any refund if the hut is/is not re-let. 

Once we have issued a Written Booking Confirmation, we will do our best not to make any changes to your booking. We reserve the right to refuse any booking and to cancel any bookings already made if the property is unavailable for any reason. We undertake to inform you promptly of changes. In the unlikely event of cancellation of your stay, we will refund all monies paid but will have no further liability or obligation.

In the event of severe weather Northumberland Nook Ltd reserves the right to postpone the booking to another date which is convenient for the guest and of equal value to the original booking, subject to availability.

Arrival and Departure

You can arrive between 3.00pm and 8.00pm. If arrival is going to be outside this time please make us aware the day before or at time of booking. On departure we expect the huts to be vacated by 10.30am. Guests are asked to leave the hut clean and tidy and in the same condition as they found the hut on arrival. Guests are asked to give consideration to other residents during their stay.

Dogs

We are animal lovers and welcome dogs to Northumberland Nook Ltd. However, we ask that guests respect that in order to maintain our high standards and reputation; we have to impose some conditions. Dogs will only be allowed if we are notified of the breed and number. We allow up to two dogs on one booking. We reserve the right to refuse a booking if the type and/or number of dogs is deemed unsuitable for the property. Pets on the beds are strictly forbidden and a charge for additional laundering will be made if pet hair is found on or in bedding. We provide throws for the sofa and chairs and ask that guests use these to protect the furniture. We ask that dogs are not allowed on unprotected furniture. Dogs cannot be left unattended in the property. We reserve the right to enter the property and to charge for pet-sitting services if a dog is left unattended in the property and we have concerns about the health or welfare of any animal. This includes vocalisations by dogs if deemed prolonged, excessive or is causing a nuisance. All faeces must be cleared up and binned. Owners are liable for any damage caused by dogs.

Disabilities

We highly recommend that any guests with limited mobility contact Northumberland Nook prior to booking with us, as access to all our hut is via steps with stairs up to the bedroom.

No Fire Policy

Fires are restricted to the wood burning stove, wood fired bath (Hikki Tub) and fire pit only.

Camping

Camping on the site or surrounding area is strictly prohibited unless prior agreement with Northumberland Nook.

Website accuracy

We do everything that we can to ensure the accuracy of our information, especially on our website. We accept no liability for changes, or for changes to amenities and local activities, including those listed in our literature. Distances are approximate.

Number of guests

We permit the guest and members of the guest’s party (but no one else) to occupy the property for holiday purposes only. No more than a maximum of two (2) persons may occupy the property. We reserve the right to deny you access, or to require you to leave before the end of your stay if this is not adhered to. We will treat your stay as having been cancelled and you will not be entitled to a refund of your booking monies or any compensation.

Guests’ obligations

It is the guests responsibility to lock up the hut when they are away from the site. Northumberland Nook cannot be held responsible for any of the guests personal belongings brought to the site.

You must keep all furniture, fittings, and effects both inside and outside the property in the same state of repair and condition as at the start of your stay. Loss, breakages and damage must be reported and will be charged, with the exception of an odd broken piece of crockery or glassware.

You must leave the property clean and tidy. Excess cleaning will be charged.

You must behave considerately towards the owners, livestock and the property. Offensive, rude or dangerous behaviour will not be tolerated. We reserve the right to bar you from the property without refund of monies or any other liability if in our reasonable opinion your behaviour is unacceptable.

Further, should we reasonably believe you are likely to act in such a way, we reserve the right to bar you from the property without refund of monies or any other liability.

You must not smoke indoors or in the garden areas if adjacent to open windows or doors. All cigarette litter must be cleaned up.

Use of Northumberland Nook’s land (including car park, fields and woods) is at your own risk. Guests are responsible for supervising dogs at all times. Warning signs and any requests to avoid any areas must be observed. Whilst all the boundaries are well fenced, no guarantees are given regarding their ability to prevent escape. We reserve the right to prevent guests having access to the land if deemed necessary.

You must allow us, or anyone representing us, access to the property and grounds at any reasonable time during your stay.

Complaints

We will do everything we can to ensure you have a wonderful stay with us. Complaints must be reported immediately. You are responsible for telling us of problems promptly in order to give us the opportunity to put things right. Complaints made on departure, or subsequently, will not be accepted, and no liability accepted nor refunds or compensation due.

Liability

We cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, gas, electrical services or exceptional weather. No responsibility is accepted for loss or damage of property, including dogs, vehicles or vehicle contents belonging to the guest or any member of the party during their occupancy. We will not be responsible for the failure of services beyond our control.

Northumberland Nook is based on Tongues Farm which is a working farm with live animals and many other hazards. Our surrounding fields are also worked by neighbouring farms which means there may on occasion be noise and activity associated with this, which may occur during the day or night, this is beyond our control.

Northumberland Nook will not be responsible to the guest at all, whether in contract, tort (including negligence), breach of statutory duty, restitution or otherwise for any injury, death, damage or direct, indirect or consequential loss (all three of which terms include without limitation pure monetary loss, loss of profits, loss of business or revenue, depletion of goodwill, lost expectation, loss of savings, lost data and similar loss) however caused arising from or in connection with the use of the facilities at Northumberland Nook including any computer virus.

Pandemics and/or enforced Government Closure

If we have to close and cancel your booking due to a pandemic and/or enforced Government closure, you will receive a full refund of any monies paid.

Breach of Terms & Conditions

We reserve the right to repossess the property if you fail to comply with any of our Terms and Conditions. You will be required to leave the property and no refunds will be given nor liability accepted.

Personal details

We need your correct personal details (including mobile number & email address) when making a booking so that we can communicate with you about your stay. We also use these details to check that you are the account holder for the card number you use. We may use cookies on our website and store your IP address in order to analyse the usage trends of our website.

Privacy

We take all reasonable steps to ensure the security of your personal data. We do not handle your card details ourselves, entrusting it to a Payment Card Industry accredited third party. We will not sell your details to a third party. We will only add you to our mailing list for occasional mailings if you opt-in. Please see our Privacy Policy for full details.

Smoking

Northumberland Nook operates a strict no-smoking policy inside or in the vicinity of open doors or windows of the property. Any cigarette waste must be disposed of in the bins provided.

Force Majeure

The owner cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authority, changes imposed by re-scheduling of trains/airlines or any other event outside our control.

Waiver

The failure of the owner to enforce or exercise, at any time or for any period of time, any term of, or any right pursuant to this agreement does not constitute and shall not be construed as a waiver of such term or right.

Miscellaneous

The guest agrees that the contract with the owner is made at the owner’s premises and that any proceedings between the parties shall be conducted in the County Court nearest to the owner.

Declaration

I have read the terms and conditions of this booking and agree on behalf of all members of my party to abide by those conditions during my stay at Northumberland Nook.

I understand that the invoice must be paid on initial booking of the hut and failure to do so may result in cancellation of my booking.
